Apply for a first home buyer duty exemption or concession
Steps to apply as a representative or register as an individual.
First home buyers may be eligible for a land transfer (stamp) duty exemption or concession.
Your conveyancer or solicitor will usually apply for the benefit when they complete the property transfer.

Gather required information
You need these details and documents before applying:
- Copy of the contract of sale, which shows the property details and full name of the transferor (seller) and transferee (buyer).
- Title details, including copies of transfer of land documentation.
- Company or unit trust details including ABN or ACN for land use entitlements.

Complete your form
To apply, you need to fill out a Digital Duties Form.
- If you are a registered Duties Online user, log in and go to the ‘Create’ tab to start a new form. Find further instructions in our guide to the digital duties form.
- If you are an individual, you must register and lodge via our public lodgement system. Once registered, you can fill out the online form, upload the required documents and submit.
Next Steps
If you are eligible, the duty exemption or concession will be applied automatically. We will contact you if we need more information.
If you get a duty exemption or concession and you can no longer meet the residency requirements, you must notify us in writing within 30 days of becoming aware. We will then reassess the duty.
If you paid too much duty because you did not claim an exemption or concession, you can apply for a refund within 5 years. You must complete the duties refund form and lodge it online via Duties Online or our public lodgement system.
