Digital Duties Form

How this form is used to collect details needed to assess duty.

Key information

The Digital Duties Form is mandatory for land transfer (stamp) duty transactions. It is completed in Duties Online and used to collect contract and transaction details needed to assess duty. 

You must complete a separate Digital Duties Form for each transaction in Duties Online.

You should complete the form early enough to allow all parties to sign before settlement. Complex transactions must be submitted 30 days before settlement.

Register to use the form

You must be registered for Duties Online to complete a Digital Duties Form on behalf of a client.

If you are representing yourself, you must register through the public lodgement system to complete the form.

Identity verification requirements

If you are representing a client, you must verify your client’s identity before the Digital Duties Form can be signed.

If you are representing yourself, you must obtain a Verification of Identity number before you can sign the form.

Identity details entered in the form must be correct. If they do not match, you cannot sign the form until it is corrected.

Privacy and information security

Only the taxpayer, their representative and our authorised staff can access the personal information entered in a Digital Duties Form.

Reporting to the Australian Taxation Office

We are required under Commonwealth taxation laws to collect and report information about all Victorian property transactions to the Australian Taxation Office.

For each transaction, the information collected and reported includes:

  • property details, such as land title information, property address and other descriptors
  • transaction details, including transfer price, contract date and settlement date
  • identity details for the vendor or transferor and purchaser or transferee, such as name, address, date of birth and Australian Company Number (ACN) or Australian Business Number (ABN)
  • nationality and immigration details for the vendor or transferor and purchaser or transferee.

The Australian Taxation Office uses this information to support compliance with Commonwealth taxation laws.

Use of external software

You cannot integrate conveyancing packages with the Digital Duties Form.

All information must be entered directly into the form in Duties Online.
